We Created:

We Created:
We built two detached, luxurious and high-end houses in the royal borough of Berkshire. These boasted every mod con imaginable. They were centrally based in Windsor with easy access to London. These properties effectively showcased all the high-end property market has to offer.

Project: We helped to fund and develop thirteen houses for a landowner. This was a joint venture project.

Purpose of loan: We assisted the landowner in raising the funds required for the development.

Breakdown of Costs:
Site cost: £0
Build cost: £1,560,000
GDV: £3,250,000
This provided all the capital required for the build.

Success Story: This was a joint venture between the landowner and our builders. The landowner already had full planning permission for this cu-de-sac of houses. Because the landowner already had possession of the terrain, this was a simple, as well as rewarding project to fund. As a direct result of our collaboration, the landowner obtained a higher selling price than he would have done before contacting TSG.

We didn’t have the funds to develop but TSG arranged the finance, the builders, and even the sale of the properties, in fact we didn’t actually do anything! Just to top it off, we got full asking price for the land and we even got a cut of the final sale price.
