Properties that are sold privately without going on the open market through portals like Zoopla, Rightmove & on the market are referred to as off-market properties.
The benefit to developers is that the competition is low, this gives the deal a much better chance of getting signed off and will attract investors and developers alike

Commercial property investment

There is a lot of interest currently for commercial property investment, offices, retail, leisure & offices, the main reason is that the government have recently changed classification so many of these can now be converted to a residential dwelling, especially if they can be obtained below market value and are currently empty

Student property investment and co-living houses

Student investments & co-living houses are often referred to as HMO’s or “houses of multiple occupations”, these types of properties can Produce a good yield, so investors are always interested, many of the current HMO’s are quite low quality with standard rooms, if there is an opportunity to improve the quality and achieve higher rents this will always peak the interest of Investors

Buy to let investments

There are more landlords than you think right now, over the last century there has been a massive increase in wealth amongst private individuals, We being British have always believed in owning property, if you find deals that can produce a decent income for the purchaser then yet again this is something you can package and sell.

Below market value

This may sound like an alien concept, but believe it or not there are many, many below market value properties, commonly known as BMV properties.
So why would people sell their property below the market value? There are also many reasons for this, an example would be if the property is a probate sale, and their relatives live abroad and they just want to get rid of the property quickly to realise the profit.
The property may be empty and costing the owners money, so selling below market value may save them money.
Maybe the property owners have found themselves in financial difficulty and can’t see a way out, in this instance we can step in and help them structure a way out.

So how can you earn £5000 per month quite easily, if the investor can make money from a deal, then it’s worth spending money on a sourcer, deal dependant you can charge anything from £1000 to £5000 per deal… maybe even more if the figures work.
