Project example: Landlord looking to retire.

Purpose of deal: A landlord had gathered a large capital tax bill, having owned their portfolio for several years. Their tax liability would have been realised if they sold the portfolio as one deal but, as we structured the purchase over several years, this allowed them to capitalise on their yearly capital tax allowance and saved them thousands of pounds.

Breakdown of costs:

  • 5 properties.
  • Value of portfolio: £1,650,500.
  • Capital tax allowance 2020: £12,300.
  • Structured over 5 years meant they would save £12,300 each year.

A win-win situation, which was both good for the landlord financially and us as investors.

Example 2

Project example: We helped a residential property owner get back on her feet after they had got themselves into debt on a property, making this a time-critical deal.

Purpose of deal: Proceedings to repossess had started, so we stepped in to buy the property instead of her losing everything and having to go bankrupt. She was tied into the mortgage for a further six months, which would have cost over £7K if paid back early, making it a complex deal to complete.

Breakdown of costs:

  • Sale price: £450,000
  • Outstanding mortgage: £234,000
  • Missed payments: £3,510
  • Early redemption costs: £7,020
  • Other debt: £27,250

We Created:
We purchased the property and exchanged contracts within 28 days. Having also delayed completion for six months, we saved the client over £7K in early repayment fees. We then settled all of her missed payments and debts and paid the mortgage for six months between exchange and completion, leaving her walking out of the deal with £60,000 and no outstanding debts whatsoever.
